Additions Under $100K
The homeowners approached us in
2003 with a desire to design and build a sunroom
with a second floor walkout sundeck.
After listening to their wants
and needs, we provided a design incorporating
6' sliders and matching circletops on the southern
wall, 6' mulled windows on the east facing wall,
and reusing their 6' box window on the west
wall.
A triple slider would provide
access upstairs to the sundeck.
With a project cost of under $80,000,
construction began in July 2003.
The homeowners are thrilled with
the finished product, calling the room the "best
room in the house."

Bucks County Sunroom
A gorgeous 15' x 18' sunroom is surrounded by
glass on all walls, which opened up the first
floor by allowing natural light indoors and
by providing a panoramic view of the surrounding
beauty.
Windows and Doors
Anderson sliders and circle tops were used to
match the existing windows and doors. A triple
slider provides access from the master bedroom
to the sundeck. We recreated the existing box
window to allow the homeowner to reuse a recently
purchased pillow. A pair of mulled windows finish
off the other wall.
Archways
The existing 6' slider and the box window were
removed and saved for a future addition. The
openings were then encased as archways leading
to the living room and nook.
Steps
Overcoming the 32" difference in elevation
from first floor to grade was instrumental to
making this project a success. Two interior
steps were built out of oak and stained to match
the existing hardwood floor. An EP Henry paver
patio with two sets of steps was constructed
outside to finish the transition.
Walkout Sundeck
The homeowners were looking for a maintenance-free
sundeck that looked great. We recommended Certainteed
Boardwalk in a newly-offered tan color along
with Fairway white vinyl railings and turned
balusters. A gothic cap put the finishing touch
on the railing.
Safety First
We suggested using an overheight 42" vinyl
railing for the sundeck in lieu of the standard
36" rail. The addition 6" of height
helped ease the homeowners' concerns for their
young children's safety.
Elevated Paver Patio
The EP Henry Coventry patio provided a graceful
transition from the sunroom to the existing
walkway to the pool and driveway.
Flooring
The homeowners chose to use a porcelain tile
with a stone cut look in lieu of flagstone.
This flooring offered the look they were after
at half the price and is much easier to clean
than flagstone.
Architectural Features
An ornate architectural medallion above the
Casablanca fan is consistent with the rest of
the house.
Lighting
Exterior lighting was chosen by the homeowner
in a black cast iron and handblown glass look.
Dimmers were used in the recessed lights and
second floor exterior lights to provide low-level
ambiance for the homeowners.
